Every standard inspection I perform for Discerning Services LLC includes a meticulous visual evaluation of the home's major components. You will receive a detailed, photo-rich digital report via InspectorData covering:

• Structural Systems: Foundation construction, basement crawlspaces, floor framing, and visible load-bearing walls.

• Exterior Features: Roof coverings, flashings, drainage gutters, downspouts, siding trim, patios, decks, and grading. Includes one attached/detached garage or out building.

• Mechanical & Electrical: Main service panels, visible wiring breakers, heating (HVAC) systems, and central cooling.

• Plumbing Systems: Interior water supply fixtures, faucets, functional drainage lines, water heaters, and sump pumps.

• Interior Spaces: Walls, ceilings, staircases, residential railings, windows, and representative doors.

• base price $375 (up to 1500 sf home 1980 or newer)

• condo inspections starting at $300 (Inspection focuses on areas under unit owner control per HOA agreements.)

• One attached OR detached garage is included in our standard home inspection. Additional outbuildings can be included in the inspection for an additional $125

*Our base rate covers the majority of the metro Milwaukee area. We will gladly serve outlying communities greater than 25 miles from our location for a nominal travel fee

**Older homes require additional time, and add complexity to the inspection process. In order to be thorough, additional time is allotted to ensure a proper inspection on aging systems
